Water Heater Maintenance: What Northern Michigan Homeowners Should Do Every Year

Most homeowners treat their water heater exactly the way you're not supposed to: they ignore it until something goes wrong. The tank sits in the basement or utility closet, quietly doing its job, until one day it isn't — and then there's cold water, or standing water, or both.

The problem is worse in Northern Michigan than most places. Hard, mineral-heavy well water accelerates sediment buildup inside the tank. Cold groundwater — often coming in at 40°F or lower — makes the burner or heating element work overtime. And when a water heater fails in January, it's not just inconvenient. It's cold-shower-in-a-Michigan-winter inconvenient.

A water heater that gets basic annual attention lasts years longer than one that doesn't. Here's what that maintenance actually involves.

Flush the Tank to Clear Sediment

Sediment — calcium, magnesium, and other minerals that drop out of hard water as it heats — collects at the bottom of the tank over time. In Northern Michigan, where well water routinely tests hard, this buildup can happen fast. Left alone, a thick layer of sediment at the bottom of the tank causes a few serious problems.

First, the burner has to work through that insulating layer to heat the water, which wastes energy and drives up your gas or electric bill. Second, the sediment can overheat the tank bottom on gas heaters — you'll sometimes hear a popping or rumbling sound, which is water boiling underneath the sediment layer. Third, the sediment itself holds moisture against the tank wall and accelerates corrosion from the inside.

Flushing the tank once a year removes the buildup before it becomes a problem. The basic process involves connecting a garden hose to the drain valve at the bottom of the tank, shutting off the cold water supply, and letting the tank drain until it runs clear. On a heater that's been neglected for several years, the first flush can take longer and might not clear completely on one pass. After that, annual flushes are quick.

One caveat: on a very old tank with a drain valve that hasn't been touched in years, the valve itself can leak after you open it. This is one reason it's worth having a plumber do the first flush on an older heater — if the valve doesn't reseal cleanly, you want someone there who can handle it.

Inspect and Replace the Anode Rod

The anode rod is one of the most important — and most ignored — parts of a tank water heater. It's a long metal rod (usually magnesium or aluminum) suspended inside the tank, and it works by corroding preferentially. The rod corrodes so the tank steel doesn't. It's sacrificial by design.

When the rod is depleted — when it's been eaten down to a thin wire or nothing — corrosion shifts to the tank itself. That's when you start seeing rusty water, and when the tank's clock starts ticking toward failure. Replacing the anode rod before it's fully depleted can add years to the life of the tank.

How fast a rod depletes depends on water chemistry. Soft water actually depletes rods faster than hard water, which is a quirk most people don't expect. Homes with water softeners are often hardest on anode rods and should check them more frequently — annually at minimum. In Northern Michigan, where water softeners are common and well water chemistry varies widely, this is worth paying attention to.

Inspecting the rod involves locating it on top of the tank (sometimes under a plastic cover, sometimes under the hot water outlet fitting), using a socket wrench to back it out, and checking its condition. A rod that's been depleted more than halfway should be replaced. A rod that's completely gone means the tank has likely started corroding — and that's a much bigger problem.

Test the Temperature and Pressure Relief Valve

The temperature and pressure relief valve — the T&P valve — is a safety device. If the water in the tank gets too hot or pressure builds too high, the valve opens and releases water to prevent a dangerous situation. It's there for a reason, and it needs to work when it needs to work.

Testing it is simple: lift the lever briefly (have a bucket ready, or make sure the discharge pipe goes somewhere sensible), let it release a small amount of water, and release the lever. It should snap shut and stop dripping. If it continues dripping after the test, or if it was already dripping before you tested it, the valve needs to be replaced. T&P valves that drip constantly are a sign the valve has worn out and is no longer reliably functional.

On older tanks, sometimes the valve has never been tested and has mineral deposits keeping it partially stuck. Testing it is still worth doing — but if you're not comfortable with what you find, have a plumber take a look.

Check the Temperature Setting

Most water heaters are factory-set to 120°F, which is the standard recommendation for a balance of comfort, energy efficiency, and safety (scalding risk increases above 120°F). Some are set higher from the factory, some get adjusted over the years, and some have drifted because the thermostat is aging.

If you have a dishwasher without a built-in booster heater, you might need 130°F for proper sanitizing. If you have young kids, staying at 120°F or even slightly lower reduces the risk of burns at the tap. Either way, it's worth checking and knowing where yours is set — not just assuming it's where it should be.

Running hotter than you need also costs money. Each 10°F increase in water heater temperature adds roughly 3–5% to your water heating cost. For a house in Northern Michigan where the heater already works hard against cold incoming water, trimming unnecessary temperature is easy savings.

Inspect the Area Around the Heater

While you're at the heater anyway, look around it. Check the connections at the top — the cold water inlet and hot water outlet — for any signs of dripping or mineral buildup. Check the floor directly under the tank for moisture or rust staining. Inspect the flue pipe (on gas heaters) for any separation, corrosion, or blockage.

Slow, small leaks at the fittings often go unnoticed until they've done real damage to the floor or subfloor. Catching a weeping fitting early is a ten-minute job. Catching it after it's been dripping for a year might mean replacing the flooring too.

On gas heaters, make sure the area around the base of the unit is clear of flammable materials. It's surprisingly common to find paint cans, cardboard, and other stuff stored right next to a gas heater in a basement utility room.

When to Add a Water Heater Expansion Tank

If you're on city water with a pressure-reducing valve, or if your water system has a backflow preventer, you may need a thermal expansion tank if you don't already have one. When water heats up inside a closed system, it expands — and if there's no expansion tank to absorb that pressure, it puts stress on the T&P valve and the tank itself over time.

Many Northern Michigan homes are on well water, where this isn't usually an issue. But homes on municipal water in towns like Mancelona, Bellaire, or Boyne City — or any home with a check valve on the water line — should have this checked. A plumber can tell you in minutes whether you need one.

How Old Is Your Water Heater?

The serial number on your water heater contains the manufacture date — usually in the first four characters, though the format varies by brand. Look it up, or ask a plumber to decode it. Most tank water heaters are designed for an 8–12 year lifespan. Hard water, heavy use, and deferred maintenance can shorten that. Consistent maintenance can extend it.

If yours is getting close to or past ten years, maintenance is still worth doing — but you should also be thinking about replacement before it fails rather than after. A planned replacement on your schedule is much better than an emergency call when the tank lets go.

Fall Is the Right Time to Do This

September is a good month to work through this list. Your water heater is about to enter the months when it works hardest — incoming water temperatures drop significantly through fall and winter, and the heater runs more often and longer to compensate. Getting it in good shape before that happens makes sense.

It's also the time of year when you're most likely to notice if something needs attention before cold weather sets in. A water heater replacement in October is straightforward. The same job in January, when Cy's schedule is packed with frozen pipe calls, takes longer to get to.
