Water Heater Repair & Replacement
Zenco Plumbing · Northern Michigan
Your water heater quietly does its job every day — until it doesn't. Whether you're dealing with lukewarm showers, strange rumbling sounds, or a puddle around the unit, Zenco Plumbing can diagnose the problem fast and give you an honest answer about whether repair or replacement makes more sense.
Signs Your Water Heater Needs Attention
- Water that's warm but never truly hot
- Rusty or discolored water from the hot tap
- Popping, rumbling, or banging sounds during heating cycles
- Water pooling around the base of the unit
- A unit that's 10–15+ years old and showing age
- Pilot light that won't stay lit (gas units)
Repair vs. Replacement
Not every problem requires a new unit. A faulty thermostat, a burned-out heating element, or a bad pressure relief valve are all repairs that can extend the life of an otherwise healthy tank. We'll give you an honest assessment — if repair makes sense, we'll repair it. If the unit is too far gone or too old to be worth fixing, we'll tell you that too, along with what replacement options make sense for your home and budget.
As a general rule, if a water heater is under 8 years old and the repair cost is less than half the cost of a new unit, repair is usually the right call. Beyond that, replacement often makes better financial sense — especially considering that a new, efficient unit will lower your energy bills going forward.
Northern Michigan Hard Water
Well water throughout Antrim, Kalkaska, and surrounding counties tends to be high in minerals — particularly calcium and iron. This accelerates sediment buildup inside water heater tanks, which is responsible for that rumbling sound and reduced efficiency. If your home is on well water, regular tank flushes can significantly extend the life of your unit. We can handle that as part of a service call or maintenance visit.
We work with both gas and electric tank water heaters and carry common replacement units so we can often complete an installation the same day we're on-site.
What to Expect
When you call us, we'll ask a few quick questions about your unit — age, symptoms, fuel type — so we can arrive prepared. Most water heater repairs take 1–2 hours. Replacements typically run 2–4 hours depending on access and whether any code updates are needed. We handle everything: disconnecting the old unit, installing the new one, and testing before we leave.
