Low Water Pressure & Pressure Tank Services
Zenco Plumbing · Northern Michigan
Low water pressure is one of those problems that starts as a minor annoyance — a weak shower, a slow-filling toilet — and gradually gets worse. For homes on well water in Northern Michigan, the pressure tank is often at the heart of the issue. Zenco Plumbing diagnoses and fixes water pressure problems throughout the area, including bladder tank and pressure tank replacement.
Common Causes of Low Water Pressure
- Failing or waterlogged pressure tank (most common in well water systems)
- Incorrect pressure switch settings
- Partially closed or corroded shutoff valve
- Mineral buildup and scale restricting pipes or fixture aerators
- Aging galvanized pipes that are heavily corroded internally
- Leak in the supply system losing pressure before it reaches fixtures
Pressure Tanks & Bladder Tanks
Homes on private wells use a pressure tank to store water under pressure, so the pump doesn't have to cycle on and off every time you open a faucet. There are two main types: traditional air-over-water tanks, and bladder tanks (also called diaphragm tanks), which are the modern standard.
A bladder tank contains a rubber bladder that separates the air charge from the water. When the bladder fails — they do wear out — water fills the entire tank and the air charge is lost. The result is a pump that short-cycles (kicks on every few seconds) and fluctuating pressure that surges then drops. It's a clear sign the tank needs replacement.
Zenco Plumbing services and replaces bladder tanks and pressure tanks. We stock common sizes and can typically complete the replacement in a single visit. We also check and adjust the pressure switch settings and verify the pre-charge air pressure in the new tank before we leave.
How We Diagnose Pressure Problems
When you call with a low pressure complaint, we start by checking the gauge at the pressure tank and watching how the system behaves. A waterlogged tank is obvious — the pump runs constantly or cycles in rapid bursts. We also check for partially closed shutoff valves, look at the age and condition of the tank, and assess the pressure switch and air charge. Most diagnoses are quick, and we carry the common parts to fix the most frequent issues on the spot.
When It's Not the Tank
If pressure is consistently low throughout the house and the tank checks out, the issue may be in the pipes themselves — particularly in older homes with galvanized supply lines that have corroded internally, reducing the effective diameter of the pipe. We can assess whether re-piping or targeted pipe replacement makes sense, and give you an honest picture of what's going on.
